Structural renovation of office building - dilapidated building - Guide to Facility Managers
Structural Renovation Project Office Building, New Delhi 
Project Cost INR 1.9 Million
Project Duration: FY 2011-12
The Office Building has 4 store rooms & 7 washrooms in the Mezzanine floors
Heavy seepage causing damages to the walls and structural members were observed in some floors as can be seen in the following Pics
Corrosion of the reinforcements in the structural members viz. slabs, beams and columns greatly reduces the strength of the same which is a dangerous phenomenon impacting the physical security of the occupants and the economic life of the building





Causes Identified
The root cause of seepage were identified as:

Leakage from the waste pipes in the Shaft
Seepage from the washroom just on the immediate floor above
In the office Building from time to time many washrooms are renovated – but the slab corrosion / seepage issues of the floor immediately below were not identified / rectified
Once a reinforcement gets corroded – it increases in volume thus the surrounding concrete gets cracked and becomes loose thereby reducing the structural strength of the building itself
Corrective Actions Taken
The project was started to arrest the cause existing seepage / leakage and strengthening the damaged structural members so as to give it required strength to carry the existing load

Steps taken to overcome the challenges

Once the extent of damage was visible – we had to modify the scope of work by giving stress to the items which will be helpful for structural strengthening
Guiniting – was suggested by the Consultant and in the joint meeting with contractor and consultant – this new item was added in the scope of the project
Guiniting is mortar mixed with waterproofing chemical which is thrown upon the effected surface at high speed and pressure using Guiniting or shotcreting machine. The mixture clings onto the surface and the chemical shields against any sort of water seepage
To address the grievance of the Contractor – We co-ordinated with various departments of office building to vacate all the stored materials from the site

The Project then entered its most Critical Phase - cleaning of the existing reinforcement with alkaline rust remover & wire brush, followed by zinc antirust agent over reinforcement etc. will be carried out. In the pic - new reinforcement of 6 mm dia provided has been provided for Guiniting
